“The World in 2021” is a good read by the editor Tom Standage. The ten trends summarize what we are currently experience and expecting in the coming year. More uncertainties. More chaos. More risks and unpredictabilities. Everything seems unusual but adaptable. Most importantly, we remain versatile, staying safe and healthy, in the face of this pandemic environment while maintaining economic vitality and social stability. A full recovery is promising.

1. Fights over vaccines. As the first vaccines become available in quantity, the focus will shift from the heroic effort of developing them to the equally daunting task of distributing them. Vaccine diplomacy will accompany fights within and between countries over who should get them and when. A wild card: how many people will refuse a vaccine when offered?
2. A mixed economic recovery. As economies bounce back from the pandemic the recovery will be patchy, as local outbreaks and clampdowns come and go—and governments pivot from keeping companies on life-support to helping workers who have lost their jobs. The gap between strong and weak firms will widen.
3. Patching up the new world disorder. How much will Joe Biden, newly installed in the White House, be able to patch up a crumbling rules-based international order? The Paris climate treaty and the Iran nuclear deal are obvious places to start. But the crumbling predates Donald Trump, and will outlast his presidency.
4. More US-China tensions. Don’t expect Mr Biden to call off the trade war with China. Instead, he will want to mend relationships with allies to wage it more effectively. Many countries from Africa to South-East Asia are doing their best to avoiding picking sides as the tension rises.
5. Companies on the front line. Another front for the US-China conflict is companies, and not just the obvious examples of Huawei and TikTok, as business becomes even more of a geopolitical battlefield. As well as pressure from above, bosses also face pressure from below, as employees and customers demand that they take stands on climate change and social justice, where politicians have done too little.
6. After the tech-celeration. In 2020 the pandemic accelerated the adoption of many technological behaviours, from video-conferencing and online shopping to remote working and distance learning. In 2021 the extent to which these changes will stick, or snap back, will become clearer.
7. A less footloose world. Tourism will shrink and change shape, with more emphasis on domestic travel. Airlines, hotel chains and aircraft manufacturers will struggle, as will universities that rely heavily on foreign students. Cultural exchange will suffer, too.
8. An opportunity on climate change.  One silver lining amid the crisis is the chance to take action on climate change, as governments invest in green recovery plans to create jobs and cut emissions. How ambitious will countries’ reduction pledges be at the UN climate conference, delayed from 2020?
9. The year of déjà vu. That is just one example of how the coming year may feel, in many respects, like a second take on 2020, as events including the Olympics, the Dubai Expo and many other political, sporting and commercial gatherings do their best to open a year later than planned. Not all will succeed.
10. A wake-up call for other risks. Academics and analysts, many of whom have warned of the danger of a pandemic for years, will try to exploit a narrow window of opportunity to get policymakers to take other neglected risks, such as antibiotic resistance and nuclear terrorism, more seriously. It starts with a stagnant, not flowing or moving as you hope. If observe from a perspective of an outsider, you’ll need a jumpstart. Probably you’ll need to stop everything that you’re doing so you can start over again. Most applicable stagnant examples are in projects that you’re in. You’ll need a fresh outlook, a vision with undeniable great outcome.

1. Be the change you wish to make. It starts with you.
2. Put yourself into the shoe of the consumers or those individuals you serve.
3. What would you do to make their lives easier. Be specific.

Often times where I’m stuck, I lean towards books to find the wisdom and ideas. Books bring a whole new environment, often times solution to the problem.

Going forward we must restart, going back to the foundation that create us into a better person or an expert that we are today. Similarly to going back to your business plan and update it. Solutions are found there.

Looking forward to 2020 and beyond, the real estate investment industry will find itself at the centre of rapid economic and social change, which is transforming the built environment. While most of these trends are already evident, there’s a natural tendency to underestimate their implications over the next six years and beyond.

By 2020, real estate managers will have a broader range of opportunities, with greater risks and new value drivers. As real estate is a business with long development cycles – from planning to construction takes several years – now is the time to plan for these changes.

Six predictions for 2020 and beyond – in brief:
The changing real estate landscape will have substantial implications for the real estate investment community, which we highlight below and describe in more detail in Part three: Implications for real estate strategies.

1. The global investable real estate universe will expand substantially, leading to a huge expansion in opportunity, especially in emerging economies. World population growth and increasing GDP per capita will propel this expansion. By 2020, investable real estate will have grown by more than 55% compared to 2012, according to PwC forecasts, and then will expand by a similar proportion in the following decade.
2. Fast-growing cities will present a wider range of risk and return opportunities. Cities will present opportunities ranging from low risk/ low yield in advanced economy core real estate, to high risk/high reward in emerging economies. The greatest social migration of all time – chiefly in emerging economies – will drive the biggest ever construction surge.
3. Technology innovation and sustainability will be key drivers for
   value. All buildings will need to have ‘sustainability’ ratings, while new developments will need to be ‘sustainable’ in the broadest sense, providing their residents with pleasant places to live. Technology will disrupt real estate economics, making some types of real estate obsolete.
4. Collaborating with governments will become more important. Real estate managers, the investment community and developers will need to partner with government to mitigate risks of schemes that might otherwise be uneconomic. In many emerging economies, governments will take the lead in developing urban real estate and infrastructure.
5. Competition for prime assets will intensify further. New wealth from the emerging economies will intensify competition for prime assets; the investment community will need to think laterally to earn attractive returns. They might have to develop assets in fast-growing but higher risk emerging economies, or specialise in the fast-growing subsectors, such as agriculture, retirement, etc.
6. A broader range of risks will emerge. New risks will emerge. Climate change risk, accelerating behavioural change and political risk will be key. In order to prepare for these implications, the real estate investment organisations will need to make sure they have the right capabilities and qualities, as described in Part four: Success factors.
